South Johor properties in demand

The demand for landed residential properties in south Johor especially in the Iskandar Malaysia economic growth region is still strong despite the slowdown in the property market in recent years.

Gunung Impian Development Sdn Bhd general manager Koh Moo Hing said buyers still preferred landed properties over high-rise properties.

“Iskandar Malaysia will continue to drive demand for properties in south Johor and we expect the property outlook to remain attractive in years to come,’’ he said.

Koh also said the influx of domestic and foreign investments into Iskandar Malaysia will create new job opportunities and this will in turn drive demand for properties.

On that note, Koh elaborated that the company would continue to launch landed residential and commercial properties at its existing Taman Impian Emas township albeit on a smaller scale.

“Gone were the days when developers held carnival-like events during their product launch,’’ he said, adding that the size of the events did not matter anymore.

Koh said the proverb “Good things come in small packages” was appropriate as the company believed it could reach out to their target buyers with its low-profile launch event.

However, location is still the main factor for prospective buyers when looking to own properties as owner-occupier or for investment purposes.

“We are banking on the strategic location of our Taman Impian Emas to attract buyers as the township is easily accessible from several parts of Johor Baru”, said Koh.

The 1,214ha township in Skudai with 25,000 residents is situated near Southern University College and SJK(C) Thai Hong, with facilities such as recreation parks, golf course and wet market.

It is located about 2km away from Skudai Highway, 2.5km to the North-South Expressway, 11km to Senai International Airport, 15km to Johor Premium Outlets, 20km to Johor Causeway, 25km to Legoland, EduCity, Puteri Harbour, 35km to Johor Port in Pasir Gudang and Port of Tanjung Pelepas in Gelang Patah, and 40km to the Second Link Crossing in Gelang Patah.

The latest product launched by Gunung Impian was the gated and guarded Iconia Garden Residence comprising 724 units of 22ft x 80ft double-storey link houses.

“We have launched 724 units of the houses in stages with an average price tag between RM550,000 and RM600,000 each,’’ said Koh, adding that the 148 units of the non-bumi lots were fully sold by balloting.

Also in the offing are the 24ft x 75ft, 38 units of double-storey shop office Impian Link 38 with a selling price from RM838,000.

The double-storey liner commercial shops feature 7ft wide common corridor and dedicated covered verandah space for al fresco dining.

“We are targeting young entrepreneurs running food and beverage outlets and new startups and all units will face Jalan Bukit Impian with high traffic volume,’’ said Koh.
