Sime Darby Property aims to be a key industrial player in Selangor

Sime Darby Property registered up to 70 per cent take-up for Twin Factories, the first phase of its ready-built factories in Elmina Business Park in Shah Alam, Selangor launched last weekend.

Group managing director Datuk Azmir Merican said 28 out of 40 units, with a total gross development value (GDV) of RM90.15 million, were booked.

The response from the market was encouraging with prospective buyers queueing to select their preferred units hours before unit selections were open to the public, he said.

The selling price starts from RM3.04 million (after sales rebate and before Bumiputera discount), and there is an easy ownership package for buyers as the Memorandum of Transfer (MOT) and Sales and Purchase Agreement (SPA) legal fees are borne by the developer.

With built-up areas from 6,000 sq ft to 6,450 sq ft, Twin Factories is ideal for warehousing, logistics, or production facilities, Azmir said.

Azmir said the group is confident that upcoming projects could attract similar responses.

The Twin Factories consists of modern, freehold semi-detached factories with lot sizes of 70′ x 150′ and 70′ x 160′.

It boasts elegant facades of fair-faced bricks and clean lines for a modern business image and a versatile tri-functional design that incorporates large, unobstructed warehouse space, a reception hall and office area with double volume ceiling height.

Other notable features include convenient front-loading access with motorised roller shutter, a high floor loading of 10kN/m2, 3-way opening for easy circulation of goods, a lift pit provision for future passenger lift installation and designated parking bays for trucks within the factory compound.
