Brezza One Residency by Setia Awan Group has encouraging take-up rate

Perak-based developer Setia Awan Group launched its first Klang Valley property project called Brezza One Residency in 2019 and the majority of the units are sold out.

Brezza One is located in the 22-acre Brezza Hill hillside enclave nearby the Ampang Lookout Point with close proximity to the green forest reserve on one side, and a mature city lifestyle on the other. It offers a panoramic view of the Kuala Lumpur city skyline from an elevation of over 280m above sea level.

The project has a gross development value of RM527 million and it comprises four blocks (Block A, B, C, and D) with a total of 660 condominium units ranging from 1073 to 1953 sq ft in size.

Setia Awan central region head of sales and marketing James Bruyns said the four blocks have witnessed encouraging take-up rates with its selling price that starts from RM654,800.

According to Bruyns, Block A and B have take-up rates of 96 per cent and 92 per cent respectively.

Block C and D, which were launched in the first quarter of this year have take-up rates of 55 per cent and 76 per cent respectively, he said.

The overall project, featuring over 30 facilities is estimated to be completed by June 2024.

“At Brezza One, every day is a healthy dose of tranquillity and serenity, as it is surrounded by the natural highlights of the famed Bukit Ampang and Hulu Langat Forest Reserve which are known for their organic beauty and recreational activities,” Bruyns said.

Bruyns said the project offers a perfect union between nature and urban lifestyles, as well as the convenience of travel with the upcoming SUKE highway that further links residents to 14 other interchanges.

“The Brezza Hill enclave is built with a vision to offer an everyday escape from the hustle of the city life. It is surrounded by natural green pockets and is only within a 10km radius from the heart of Kuala Lumpur city centre,” he said.

Setia Awan’s portfolio includes both residential and commercial projects that range from affordable properties to luxury developments.

According to its website, it has to date completed 120 projects with 7,005 homes and shops.

It’s ongoing and future projects in Perak, Melaka, Seremban 2 and Kuala Lumpur have an estimated GDV of RM5 billion.

With a mission to make homeownership more affordable and accessible to people in the Klang Valley, the developer will launch Astrum Ampang, a new 6.75-acre mixed development situated within the vicinity of Jalan Ampang and Jalan Jelatek.

Astrum Ampang is a mixed development consisting of residential, commercial, small office home office (SoHo) and serviced apartments.

Connected to the Jelatek LRT station, Astrum Ampang is built with the transit-oriented development (TOD) concept.

The SoHo units with a built-up area of 280 sq ft are affordably priced from RM230,000 onwards each.
